    Our JANKEN staff will assess your preferences (location, budget, investment goals, etc.) and provide financial planning advice to initiate the property search.

  2. 02 Property Viewing

    Once we find a suitable property, we will schedule a viewing after coordination with the seller. We will explain the details on-site and provide guidance on essential factors for your purchase decision.

  3. 03Purchase Application

    After selecting your ideal property, we'll guide you through the purchase application. Upon agreement with the seller, we'll proceed to the contract process, including price negotiation, closing date confirmation, and essential legal disclosures.

  4. 04Legal Disclosure

    Our licensed real estate transaction specialists will provide a comprehensive explanation of the property rights and contract details. We encourage you to ask any questions you may have.

  5. 05Contract Conclusion

    We'll review the final contract terms together before you and the seller sign and seal the agreement. For foreign clients, bilingual contracts are available, and our legal advisors will verify all documentation.

  6. 06Payment Details

    We'll prepare a detailed payment statement outlining all purchase-related expenses, including agency fees, judicial scrivener fees, and taxes.

  7. 07Settlement and Property Transfer

    The final property payment and key handover typically occur at a financial institution or judicial scrivener's office. Our JANKEN staff will be present to ensure a smooth transfer.

  8. 08Registration Procedure

    A judicial scrivener will conduct the ownership transfer registration, officially registering you as the new owner. We'll provide detailed information about necessary documents and fees beforehand.

  9. 09Associated Costs

    Here's an overview of the main costs involved:

    The upper limit of brokerage fees for real estate transactions is determined by the "Amount of Remuneration a Real Estate Broker Can Receive for the Purchase and Sale of Land or Buildings" (Ministry of Construction Notification No. 1552 of 1970), as stipulated by the Ministry of Land, Infrastructure, Transport and Tourism.

    • Brokerage Fee [General Rule]: - Up to 2 million yen: Transaction price x 5% + consumption tax
      - Over 2 million yen up to 4 million yen: Transaction price x 4% + 20,000 yen + consumption tax
      - Over 4 million yen: Transaction price x 3% + 60,000 yen + consumption tax
    • Special Provisions (Brokerage Fees for Low-Value Vacant Houses, etc.): - For brokerage of land and buildings with a property price of 8 million yen or less, fees may exceed the upper limit under the [General Rule]. The upper limit (including tax) was revised to "300,000 yen x 1.1" on or after July 1, 2024.
    • Registration fees: Paid to the judicial scrivener.
    • Taxes and other expenses: - Stamp duty, registration and license tax, real estate acquisition tax
      - Settlement for fixed asset tax and city planning tax
